Investment Overview: This project is located in Jackson, Michigan in part of the larger Jackson Crossing Shopping Mall. The project consists of a former Sears building that the borrower, Rhino Investments Group, has already acquired and performed essential building code updates. Rhino will utilize Ignite Funding’s financing to complete tenant improvements for three tenants that have already signed leases or letters of intent. Investors will have the opportunity to invest in this project, earning them 10% in annualized interest with the building acting as collateral the to their investment. Borrower History: Rhino Investments Group has been repositioning and redeveloping underutilized and distressed properties across the U.S. for over 12 years. Ignite Funding investors have provided Rhino Investments Group with a vital source of financing, funding 19 loans for a total of $97M since 2016. |

Investment #2: |
Investment Overview: This project is located in Midway, Utah. The borrower will utilize Ignite Funding's financing to acquire roughly 24.9 acres of farmland that will eventually be developed into multifamily lots. This project is designed to be a “walking village” with 160 townhomes and cottages along with commercial pads that front Main Street. Investors will have the opportunity to invest in this project, earning them 10% in annualized interest with the land acting as collateral the to their investment. Borrower History: In August of 2019, Ignite Funding financed a project called Whitaker Farms Development, LLC with borrower Daniel Luster. Mr. Luster acquired the property and is currently executing the horizantal development of a luxury home community in Midway, Utah. This project was so successful that not only was the loan paid off early, but they have sold all 50 lots in a record 10 months and for the highest price per acre in the Heber valley. |
