Extensions and longer terms
Loan terms are generally between 9 to 18 months. Extensions may be offered subject to additional fees. Longer term loans are considered on the overall project viability and strength of the borrowing entity.
Loan-to-value ratios
Ignite Funding generally lends within the following loan-to-value ratio ranges depending upon property type, location, and other relevant factors associated with the property for developers seeking capital:
Land acquisition

Development
Up to 70%

What does loan-to-value mean?
Loan-to-value compares the amount borrowed with the value of the property. A maximum of 65% for land acquisition, for example, means the loan is generally no more than 65% of the property’s value, and you would fund the rest. These percentages vary with the property and other project factors — they are maximums, not automatic entitlements.
